Tagg The Pet Tracker, Microchip Finds Lost Dogs On Phone GPS ...

Recent technology allows pet guardians to worry less about losing their animal companions. Tagg the Pet Tracker is a GPS device that allows humans to be aware of the location of their furry friends at all times.?

By strapping a portable attachment to a canine or large cat?s collar, animal lovers can identify the location of the animal anywhere in the United States that there is Verizon wireless coverage. While using Tagg, users can create a custom radius anywhere from 75 to 1,000 yards and will be notified through text or e-mail if the pet has wandered outside the designated ?safe zone.?? The company claims, ?Your microchip is not enough,? because if your pet is lost, a microchip won?t alert you or show you his/her exact location.

If concerned individuals need to find a dog or feline who has disappeared, they can immediately find the animal?s location on the Tagg map and then use a computer, mobile phone, or the free Tagg app to more precisely determine their locale. Tagg will also provide directions for compassionate persons to meet their wandering pets.?

This new technological advancement comes with a portable dock that fully charges the tracking mechanism in two hours. According to Verizon, Tagg users can also determine if their companion is getting enough exercise due to a built-in activity log.?

Since its debut on ?Live with Regis and Kelly? on August 15, 2011, Tagg has been receiving positive reviews and increasing media coverage.?New York Times Technology Columnist David Pogue featured the product on ?The Martha Stewart Show? alongside his collection of gadgets at the?International Consumer Electronics Show. Writer Michael Gray gave the technology a five-star review and confirmed that even a ?rough and tumble? dog like his own could not detach the device from his collar.?

This groundbreaking mechanism will hopefully ease the minds of many pet guardians with the common concern of losing their companions as well as efficiently reconnect those who have been separated.?

Reader Pets: Mr. Sullivan, the cat

I?d been forsaking our ?reader pet? segment during the election, but rest assured, it?s back. This one comes from AMERICAblog reader Carolyn, of Palm Springs, CA. It?s about her cat, Mr. Sullivan, who passed away earlier this year.

With tremendous sadness, we report the loss of our dear Mr. Sullivan ? the ?Winston Churchill? of cats.

?Sullivan? came to us on October 2nd, 2002. Accompanied by my mother, I met Sullivan at the Seal Beach (CA) Animal Shelter. He was the specimen I was in search of that day: a big, old, lazy boy cat who would be an imposing figure on our outdoor bench, a gatekeeper who would insure birds didn?t congregate on the over-head arbor and fly into the house. We could have chosen Veronica that day ? also a runner-up for the position (and frankly a long-haired stunner who was more to my liking) but my mother kept lobbying for Sullivan and so it came to be.

Bird duty.

Mr. Sullivan fulfilled his duties as ?bird deterrent? beautifully. He also showed us that despite his pulchritude, the boy could ?dance?. He was amazingly fast and agile, could jump from floor to counter-top as well as catch any prey (mice, lizards, birds and bugs) that we asked him to?..often bringing them to us in ceremonial fashion.

In addition to things of a living nature, Mr. Sullivan also had a proclivity for plastic. We learned this very early on in our relationship. A product that came housed in plastic ? specifically chips and fresh flowers ? were of no interest but the PLASTIC itself was an enemy that had to be attacked. We put groceries on our new kitchen island one day and Mr. Sullivan jumped up there and started biting and ripping the plastic, drooling and looking stoned throughout the attack. A chip bag never stood a chance. A slight rustle coming into the house would bring him running. We?d have to immediately transfer the contents to a more pliant plastic zip-lock and relinquish the whole Frito-Lay branded plastic. Failure to do so meant he?d puncture and then kitty slobber the contents into uselessness.

Perhaps a good thing, Mr. Sullivan was not one for lots of cuddling. He?d tolerate a bit and never met the foot of a bed he didn?t love, but lap-sitting wasn?t his thing. My mother died on a Friday evening, four months after Mr. Sullivan became a member of the family in no small part because of her insistence. Throughout the entire Saturday and Sunday after her passing, Mr. Sullivan spent his time pressing his 25+ pounds to my chest with purpose to comfort me. He only did this once thereafter in our many years together.

Mr. Sullivan absolutely loved people and adored his dogs, Delphi and Berkeley (Old English Sheepdog and Collie respectively). [Picture not included as unavailable as of this writing]. He was their ?little? companion throughout and loved them but one afternoon two strange dogs came home from the groomer. It was Mr. Sullivan?s first summer and the dogs always got a June haircut. Mr. Sullivan was firmly convinced that these two strange short-haired beasts were infiltrating the home. He would have none of it and was determined to hold the territory until his dogs got home. He first took a swing at each dog and then went for them with claws out. He gave them both bloody noses and was viciously trying to get them off the property. We had to put him back into his carrier to break it up until his sense of smell clarified the situation. The summer haircut season always had Mr. Sullivan wide-eyed but he never again drew blood.

Delphi first and then Berkeley left Mr. Sullivan to meet their maker. Mr. Sullivan was at each of their sides when they passed away and when Berkeley was gone, we realized that Mr. Sullivan had never been without companionship in an empty house. It didn?t seem right that he not have a pal. Only once had he exhibited interest in another cat; one that he was in love with and would invite into the kitchen to eat out of his bowl in the middle of the night. He?d stretch out on the floor and gaze lovingly at her while she?d nibble his kibble. I spied her one night around 3 AM and while we had moved away from her neighborhood, [and no doubt ripped his heart out in the process] I went in search of a duplicate femme for him, and that?s how we got Mrs. Sullivan.

As Mr. Sullivan came to us, he departed. A lingering decline had started about 18 months ago. His portliness diminished but he remained very divine. He had taken to pressing himself to my chest within the last few weeks. I don?t know in retrospect if it was to comfort me or himself. After an evening with all of us together on Monday (4/23) he went in search of his barbed wire fence (or an accommodating coyote) late in the night. We had anticipated that it would be his way, not one for undignified endings and we were keeping an eye open to his possible escape routes. With keen creativity, he found one Monday night, leaving only a tipped flower pot as evidence of his methodology. Poof! Just poof. Silent absence. A screaming void.

More bird duty.

All day Tuesday we held hope of his return. On Tuesday night, I was tearfully standing at the bathroom sink, brushing my teeth thinking of the whole day passing without Mr. Sullivan?.he?d had no food and no water. The Missus rubbed against my right leg and I thanked her out loud for her comforting gesture and looked down to pet her. She was not in the bathroom. She was asleep on the chair in the bedroom, along with both dogs and Brad.

Mr. Sullivan had confirmed his good-bye and left the building. The world will have a few more lizards, birds and mice and be less calm without him. He was the greatest cat ? the Winston Churchill of cats and he?s smoking a big old cigar and squawking all about it ?. and we can hear him whenever plastic rustles.

He?d want you to know.

Celeb Romney supporters rant online

While millions of voters across the country are celebrating and congratulating President Obama on his re-election, there are an outspoken few that are decidedly, and vocally, unhappy with it.

The tight 2012 race saw endorsements from some of the entertainment world's major players on both sides of the aisle, with actresses Eva Longoria and Scarlett Johansson, for example, throwing their support behind Obama, to reality TV star Donald Trump and rocker Kid Rock throwing their weight behind Romney.

As the results came in Tuesday night and the election was eventually called for Obama, some famous Romney fans took to their social media accounts to express frustration and vent their rage. Here's a look:

Perhaps the most hostile of Obama's detractors is conservative rocker and National Rifle Association board of directors member Ted Nugent. This spring at the annual NRA convention in St. Louis, the "Cat Scratch Fever" singer made a loaded threat that could led to some questions over the next six months.

"If Barack Obama becomes the president in November, again, I will either be dead or in jail by this time next year," he said. "Why are you laughing? Do you think that's funny? That's not funny at all. I'm serious as a heart attack."

Nugent went on to criticize Obama's "vile, evil, America-hating administration" at the event, saying, "Our president, attorney general, our vice president, Hillary Clinton, they're criminals."

His comments even earned him a visit from the Secret Service, but that didn't stop him from venting further overnight.

On Twitter early Tuesday morning, Nugent slammed the idea of a vote for "Obama & vote for US Constitution hating SCOTUS crazies." Later, in a follow-up stream of tweets to his 100,000-plus followers, he announced he would "cry tears of blood for The Last Best Place" and called voters "soulless fools," and, "pimps whores & welfare brats."

Nugent has yet to chime in on his "dead or in jail" comments, but since he gave himself a year at the April speech, we will just have to wait and see.

Donald Trump has been another strong voice this election year, considering his "birther" claims against President Obama, rumors of his possible GOP presidential bid and an alleged "bombshell" October surprise that fizzled.

After Obama's win was called, Trump tweeted a rather innocuous comment: "Well, back to the drawing board."

But over the next few hours, he called the election a "total sham and a travesty," and said that the "electoral college is a disaster for a democracy."

Trump then suggested to his nearly two million followers that the gridlock that has plagued Washington politics should continue during Obama's second term, saying, "House of Representatives shouldn't give anything to Obama unless he terminates Obamacare."

This morning, Trump ceased his political tweets and shared with his followers news of his donations to victims of Superstorm Sandy, slammed NBC anchor Brian Williams, and said Mitt Romney "never connected with the people."

Former "Saturday Night Live" star and comedian Victoria Jackson made headlines over the past year for some controversial comments, including a suggestion on her Internet talk show "Politichicks" that President Obama is a member of the Muslim Brotherhood and suggestions on "The Howard Stern Show" that gay marriage will "make God mad."

After Obama's victory, Jackson, in a flurry of Internet posts, announced the death of America, telling her followers that she "can't stop crying," and taking Christians to task for not voting.

"America died," she wrote on her Twitter feed. "I can't stop crying. America died."

Jackson also posted on her Facebook page an image of a tombstone that said, "RIP America."

Later, she tweeted, "Thanks a lot Christians, for not showing up. You disgust me."

Arriving a bit late to the game, "Sabrina" and "Melissa and Joey" actress Melissa Joan Hart tweeted earlier this week that she was throwing her support behind Mitt Romney. On Monday, she simply tweeted, "Can't get too political in only 140 chac but for those asking, I'm voting #RomneyRyan," and with that, she ignited thousands for and against her.

Over the next few hours and days, Hart has tweeted responses and comments suggesting that she has been attacked by Twitter users on issues such as gay rights, women's rights, health care and the economy.

Later on Monday, Hart tweeted to her more-than-250,000 followers, "So let me get this straight... I have the right to chose an abortion but not the right to vote for whomever I chose? #election2012."

As Election Day came and went, Hart focused on encouraging people to vote, but she did respond to one Twitter follower, @wbsmile, last night, who wrote to her "LOSER! you lost!" by responding, "Last i checked we live in the same country so i hope for our sake u r wrong!"

On the main level, the Onion Pub and Brewery in Lake Barrington is a gorgeous traditional English Pub, with timbers dating back 250 years overhead in the bar and dining rooms and a burning fireplace warming guests enjoying beers brewed on site.

But there are few clues to the scale of the brewing operation going on down below and the plans this 15-year-old, family-owned business has to expand its brewing business.? So we recently took a tour with Brewmaster, Mike Kainz, to find out what?s in the works.

Mike grew up in Tower Lakes and graduated from Barrington High School in 1983.? He started brewing beer while serving in the Peace Corps in North Africa in his early twenties, where he worked to grow food to feed orphans in Morocco?

?I loved North Africa, but I was in a Muslim country and they didn?t have much beer.? So I learned kind of a rough version of home brewing over there to provide myself with something cold and fermented to drink.? When I cam back in 1988, the craft beer movement was just starting to take hold in the Midwest.

So Mike Kainz talked his parents into letting him convert their Tower Lakes garage into a pilot brewery.? ?They parked their cars outside for a whole year and we just brewed and brewed and brewed over and over again on a small-scale to kind of perfect our original recipe.?? The original recipe was there Paddy?s Pale Ale, their ?flagship brand? and top seller today.

The Paddy Pale Ale also happens to be Mike?s favorite of the many beers he?s created over the years.? ?It?s an American Pale Ale and his been our number one beer forever.? You?ll taste the blend of malt, but it?s a dry beer so it highlights the hops.? With a hops beer, it?s all about the aroma and the smell of the flowers in the hops and the bite of the bitterness.?

Hearing Mike talk about beer sounds a little like you?re listening to an experienced wine sommellier, which makes sense since he moved to California after brewing beer in his parents? garage to study the science of fermentation in Sonoma and Napa Counties.? He later came home to study beer at the Siebel Institute of Technology, ?America?s Oldest Brewing School? which happens to be in Chicago.

You?ll find about 25 of Mike?s beers on tap at The Onion Pub, brewed below the bar with a 20 Hectoliter system set up in the basement. ?Over the course of this year, we?ll produce right around 2,000 barrels of beer. If you make that equivalent to kegs, it would be about 4,000 kegs or 62,000 gallons worth of beer each year.?

?Even though we?ve been at this for a while, we?re just kind of coming out of the gate.? We?re really expanding the canning and distribution of our product throughout Chicagoland and Wisconsin, so we?re looking to grow every year.? We?d like to produce upwards of 4,500 barrels of beer maybe next year or the year after that.? Beyond that point, we?d have to look at moving to a larger building or adding onto this existing building.??

To meet the growing demand for Wild Onion beers, the Kainz family set up a canning operation downstairs two-and-a-half years ago.? ?Cans are sort of the next wave of packaged beer because it doesn?t get hit by light and there?s less oxygen.?

?We do roughly about 30 cans a minute which translates to 60 cases an hour, so we can do about 250 cases a day and, right now, we?re canning about 300 to 400 cases a week.? It sounds like a lot and yet that?s just scratching the surface because, right now, we?re only running it once or twice a week.?

Today, they?re primarily distributing to liquor stores and retailers in Illinois and Wisconsin, but they have big plans for their canning operation.? ?Ideally, we?d like to be in at least 13 to 15 states throughout the Midwest.? We?re looking to get into Iowa, Nebraska, Missouri and then move our way East.? We?re just getting into Ohio now, too, so the business is just kind of mushrooming.?

Yet, as the business expands, the Wild Onion Brewery is stepping up efforts to serve clients right here in Barrington.? And Mike Kainz says that?s an important part of their overall growth strategy.

?Typically a microbrewery succeeds based on it?s local market and expanding out, organically, from its base.?

You?ll now find their beers served on tap at the new Heinen?s Fine Foods grocery store.

And The Paddy Pale Ale is one of six Wild Onion Beers you?ll now find on tap at Wool Street Grill & Sports Bar, another popular Barrington bar & restaurant. Wool Street owner, Mark Green, recently asked the Kainz family if he could carry, not one, but SIX different Wild Onion beers on tap, to help promote this successful and growing Barrington beer business and support the concept of ?drinking local?.

Mike?s brother, John Kainz, who heads up the marketing and beer distribution part of the business, says we?ll find some of the Onion?s most popular brews on tap at Wool Street, along with some of their more unique offerings.? ?People want more flavor and they want it local, so we?ll give them funky, crazy beers that nobody else gets that?ll only be on tap here at Wool Street.?

And they?ll be serving up a little beer background with special tasting nights happening on the last Wednesday of the month at Wool Street, called Craft Corner Wednesdays, where you can taste and talk about the beers with the Kainz brothers themselves.

A guide to PR | Business Matters

When you first hear the words Public Relations spoken, what are the first images that come to mind? Surprisingly, when small businesses are faced with this question the responses generally convey negativity.

From images of contrived sham productions, which often includes stunts to ?win? over public interest, to images of big expensive agencies which more often than not don?t deliver their over-ambitious plans to make your business the next big enterprise. Some may even only have a vision of free samples, or just group public relations within the advertising market. Here Jade Griffin, PR Account Manager at Purple Sprout PR guides us through the PR basics

I say these images are surprising because these descriptions of public relations are not remotely accurate and usually come from those few who have had bad experiences or from an uncertainty in what the public relations profession is and how it develops, supports and communicates business services and products.

Thursday night was the kind of celebration where going for broke was not only encouraged, it was actively sought.

All in the name of a good cause, the faux rollers were on hand at LeMont for the Leukemia & Lymphoma Society ?s Vegas on the Mon , where roulette, poker, blackjack, slots and craps were claiming most of the Monopoly money in the hands of co-chairs Jack Kessler (with Ellen ) and Mark Mason (with Myrna ), Barb and Gary Bowser Sr. , Ed and Anna Dunlap , Randy and Heather Hillier , Nadine Bognar , the Hon. Bob and Violet Gallo , Jeanne Caliguiri , Mike and Debbie Barbarita and LLS board prez Rick Wiedman .

Before the games officially began, Ralph Martin was lauded with the Mark L. Unatin Winged Victory Award for his efforts supporting the mission to cure blood cancers, an honor that came with heavy responsibilities.

French left hits back at Church over same-sex marriage

France?s governing Socialist Party hit back hard at the Roman Catholic Church on Sunday for campaigning against its plan to legalize same-sex marriage, heralding a bruising debate over the issue.

Paris Cardinal Andre Vingt-Trois spoke against the proposed law on Saturday and encouraged Catholics to write to their elected officials and take to the streets in protest against the reform due to be voted on by mid-2013.

Opinion polls show that backing for the plan, a campaign promise by President Francois Hollande, has slipped several points since leaders of France?s main religions began speaking out against it and now stands at just under 60 percent.

The government is due to present the draft text of the law to the cabinet on Wednesday.

?I?m shocked by this attitude which I think is a kind of return to a fundamentalism that I find problematic,? Jean-Marie Le Guen, Socialist senator from Paris, said of Vingt-Trois?s speech to bishops in the pilgrimage town of Lourdes.

Party spokesman David Assouline said it was not the Church?s role ?to oppose the will of the legislature, especially concerning civil marriage in a secular republic.?

In his Lourdes speech, Vingt-Trois, who is head of the bishops? conference, said legalizing same-sex marriage would profoundly affect the equilibrium of French society and harm children who would grow up without a father and a mother.

?It will not be ?marriage for all?,? he said, citing the slogan of campaign for gay matrimony, ?it will be the marriage of a few imposed on all?.

If the law passes, France ? a traditionally Catholic society where churchgoers are now a single-digit minority ? would become the 12th country in the world to allow same-sex marriage.

DIFFERENT TYPES OF FAMILIES

Erwann Binet, the Socialist Party?s expert on the issue, said he hoped ?the Catholics don?t try to impose their vision of the family on the society.?

He told the Le Parisien newspaper France now had many different types of families, including homosexuals who are bringing up children. ?We parliamentarians should assure that all these forms of family can have the same rights,? he said.

He also said that gay couples should have the right to adopt children or to resort to medically assisted procreation, both of which are only allowed to heterosexuals now.

The Catholic Church and France?s Jewish, Muslim, Orthodox Christian and Buddhist religious minorities have been especially severe in criticizing the provisions for gay adoption and assisted procreation.

Some Socialist deputies have expressed doubts about including these provisions in the law to legalize gay marriage and it was not clear if the draft text would include them.

Lay Catholic groups organized protests in 75 cities around France last month and plan more in mid-November. Although he encouraged Catholics to join in, Vingt-Trois said it was not his role to lead a street protest.

Some conservative politicians have spoken out in favor of a large street protest in Paris and some mayors, the main officials who celebrate civil marriages, have said they would not preside over ceremonies for gay couples.

Laurent Wasquiez, a leading deputy in the conservative opposition UMP party, defended Vingt-Trois?s open criticism of the plan and called on the government to take more time to seek a consensus about any change in the definition of marriage.

?The government wants to rush this through, without taking the time to get everyone around the table,? he told France 3 television.

France legalized gender-neutral civil unions in 1999 and almost as many are now contracted every year as traditional marriages. But only four percent of those are among same-sex couples.

Anger grows over fuel shortage in storm-hit Northeast

NEW YORK (Reuters) - Tempers frayed in long gas lines and millions were still without electricity across the Northeast on Friday as the death toll from superstorm Sandy hit 102 and crews searched for more victims in devastated communities in New York and New Jersey.

New York City canceled its annual marathon in the face of mounting anger as utilities restored power to about a million East Coast homes and businesses but still had about 3.5 million customers in the dark four days after Sandy hit the U.S. coast.

The massive storm brought 80 mile-per-hour (130-kph) winds and a record surge of seawater to Manhattan, Staten Island and coastal towns and cities across the Northeast on Monday, sweeping homes from their foundations, shattering piers and swamping subway tunnels.

Forty-one died in New York City, about half of them in Staten Island, which was overrun by a wall of water.

Acute gasoline shortages led to long lines and short tempers across the region. The U.S. government sought to ease the crunch by tapping strategic reserves and waiving rules that barred foreign-flagged ships from taking gas, diesel and other products from the Gulf of Mexico to Northeast ports.

The Obama administration also directed the Defense Logistics Agency to purchase up to 12 million gallons (45 million liters) of unleaded fuel and 10 million gallons (38 million liters) of diesel fuel for distribution to areas affected by Sandy.

"There should be a real change in conditions and people should see it quickly," New York Governor Andrew Cuomo said.

Starting before dawn on Friday, long lines of cars snaked around gasoline stations in scenes reminiscent of the energy shortage of the 1970s. Some of them stretched for miles.

"It's a catastrophe," said Anthony Ennab, a 21-year-old student, as he waited in line at a Staten Island gas station with a container. "If I had an emergency, I would have no gas."

Police were in place at many locations to keep the peace between frustrated drivers. On Thursday, a man who attempted to cut in line was charged with threatening another driver with a gun in the borough of Queens.

Less than half of all gas stations in New York City, Long Island and New Jersey operated on Thursday because of power outages and limited supplies.

President Barack Obama, locked in a tight race with Republican rival Mitt Romney, has so far received praise for his handling of the storm. But scenes of angry victims could affect the campaign with the presidential election four days away.

'BREAKS YOUR HEART'

Sandy started as a late-season hurricane in the Caribbean, where it killed 69 people. At its peak, it stretched from the Carolinas to Connecticut and was the largest storm by area to hit the United States in decades.

New York Mayor Michael Bloomberg said he had spoken to the father of two boys, aged 2 and 4, who were swept from their mother's arms as she tried to escape rising waters on Staten Island. Their father is a sanitation worker and was helping the city respond to the storm when it happened, Bloomberg said.

"It just breaks your heart to even think about it," Bloomberg said on Friday. "While life in much of our city is getting back to normal, for New Yorkers that have lost loved ones, the storm left a wound that I think will never heal."

Search crews scoured beaches and went house-to-house in Staten Island and other neighborhoods in New York and New Jersey looking for bodies.

In Brooklyn's Coney Island, home to a large Russian immigrant community, Anna Ladd's basement still held seawater and she was without power and gas. Ladd, 62, has applied to the Federal Emergency Management Agency for help but was wary of what aid, if any, she would receive.

"We have a saying in Russia - when someone promises something, you have to wait three more years until they deliver," she said.

U.S. Secretary of Homeland Security Janet Napolitano visited Staten Island on Friday amid angry assertions by some residents that the New York City borough had been ignored.

"A lot of people are hurting and we want to work through the next days and hours to get people on their feet as quickly as possible," Napolitano told reporters.

'CONTROVERSY AND DIVISION'

Bloomberg reversed an earlier decision to go ahead with the marathon, which was expected to draw more than 40,000 runners, after rising criticism from residents who said the city should focus on recovery. He said the race had become a source of "controversy and division."

"We cannot allow a controversy over an athletic event - even one as meaningful as this - to distract attention away from all the critically important work that is being done to recover from the storm and get our city back on track," he said.

Runner Arthur Sorenson, 51, expressed disappointment at the news but said he would put his energy into fixing his Long Island home, which was swamped by Sandy's storm surge.

"All the nasty things that were written and tweeted. It's a race, people!" Sorenson said. "I just wonder if all the people who opposed the marathon so much will use that energy for good."

But Michael Cremer, 45, a benefits consultant, said before the cancellation was announced that the marathon had become a "symbol of insensitivity" to Staten Island.

"Staten Islanders feel like the forgotten people," Cremer said. "The thing about the marathon is just mind-boggling and people here are just extremely angry. ... The insensitivity of Mayor Bloomberg is just unbelievable. We're one of the five boroughs. We're not a little town in upstate New York."

Much of lower Manhattan still lacked power and subway service on Friday, while midtown and uptown Manhattan were close to normal. Power was expected to be restored throughout Manhattan by Saturday, but it could be a week or more in suburbs and more distant towns along the coast.

Cuomo directed the New York National Guard to deploy an additional 600 troops to help restore the grid in Westchester and Rockland counties, suburbs north of New York City.

Forecasts of colder weather added to the tension. Many in New Jersey and elsewhere have been using generators to run lights and heaters while waiting for power to come back.

Disaster modeling company Eqecat estimated Sandy caused up to $20 billion in insured losses and $50 billion in economic losses, double its previous forecast. New York Comptroller Thomas DiNapoli estimated economic losses of $15 billion to $18 billion in New York state alone.

At the high end of the range, Sandy would rank as the fourth costliest U.S. catastrophe, according to the Insurance Information Institute, behind Hurricane Katrina in 2005, the September 11, 2001, attacks and Hurricane Andrew in 1992.

ABANDONMENT - The voluntary surrender or relinquishment of possession of real property with the intention of terminating one's possession or interest, but without vesting this interest in any other person.

ABATEMENT - A reduction or decrease in amount, degree, intensity or worth.

ABSORPTION RATE - An estimate of the rate at which a particular classification of space - such as new office space, new housing, new condominium units and the like - will be sold or occupied each year.

ABSTRACT OF TITLE - A concise, summarized history of the title to a specific parcel of real property, together with a statement of all liens and encumbrances affecting the property. The abstract of title does not guarantee or assure the validity of the title of the property. It merely discloses those items about the property which are of public record, and thus does not reveal such things as encroachments, forgeries, and the like.

ACCELERATED DEPRECIATION - A method of calculating the depreciation of certain property (that property which is used in a trade or business, or which is held for the production of income) at a faster rate than would be achieved from using the straight line method of depreciation.

ACCELERATION CLAUSE - A clause in a promissory note, agreement of sale, or mortgage which gives the lender the right to call all sums due and payable in advance of the fixed payment date upon the occurrence of a specified event, such as a sale, default, assignment or further encumbrance of the property.

ACCEPTANCE - The expression of the intention of the person receiving an offer (offeree, usually the seller) to be bound by the terms of the offer.

ACCESS - A general or specific right of ingress and egress to a particular property.

ACCRUED - That which has accumulated over a period of time such as accrued depreciation, accrued interest or accrued expenses.

ACKNOWLEDGEMENT - A formal declaration made before a duly authorized officer, usually a Notary Public, by a person who has signed a document.

ACRE - A measure of land equaling 43,560 square feet; 4,840 square yards; 160 square rods.

AD VALOREM - Latin for "according to valuation," usually referring to a type of tax or assessment.

ADVERSE POSSESSION - The acquiring of title to real property owned by someone else, by means of open, notorious and continuous possession for the statutory period of time.

AFFIDAVIT - A sworn statement reduced to writing and made under oath before a Notary Public or other official authorized by law to administer an oath.

AGENCY - A relationship created when one person, the "principal," delegates to another, the "agent," the right to act on the principal's behalf in business transactions and to exercise some degree of discretion while so acting. An agency gives rise to a fiduciary relationship and imposes on the agent, as the fiduciary of the principal, certain duties, obligations and high standards of good faith and loyalty.

AGENT - One who is authorized to represent and to act on behalf of another person (called the principal). A real estate broker is the agent of his client, be it the seller or buyer, to whom he owes a fiduciary obligation. A salesman is the agent of his broker and does not have a direct personal contractual relationship with either the seller or buyer.

AGREEMENT OF SALE - An agreement between the seller (vendor) and buyer (vendee) for the purchase of real property

AIR RIGHTS - The rights to the use of the open space or vertical plane above a property. Ownership of the land includes the right to all air above the property.

ALIENATION CLAUSE - A clause in a promissory note or mortgage which provides that the balance of the secured debt becomes immediately due and payable at the option of the mortgagee upon the alienation of the property by the mortgagor.

ALLODIAL SYSTEM - The free ownership of land by individuals.

AMENITIES - Features, both tangible and intangible, which enhance and add to the desirability of real estate.

AMORTIZATION - The gradual repayment of a debt by means of systematic payments of principal so

ANNUAL PERCENTAGE RATE - The relationship of the total Finance Charge to the total amount to be finance as required under the Federal Truth-in-Lending Law.

APPRAISAL - The process of estimating, fixing, or setting the market value of real property. An appraisal may take the form of a lengthy report, a completed form, a simple letter, or even an oral report.

APPRECIATION - An increase in the worth or value of property due to economic or related causes, which may prove to be either temporary or permanent.

ARBITRATION - The non-judicial submission of a controversy to selected third parties for their determination in the manner provided by agreement or by law.

ASSESSED VALUATION - The value of real property as established by the state government for purposes of computing real property taxes.

ASSESSMENT - A specific levy for a definite purpose, such as adding curbs or sewers in a neighborhood. Individual condominium owners are subject to special assessments benefiting the project as a whole and not funded through regular maintenance charges.

ASSIGNMENT - The transfer of the right, title and interest in the property of one person, the assignor, to another, the assignee. In real estate, there are assignments of mortgages, contracts, agreements of sale, leases, and options, among others.

ASSUMPTION OF MORTGAGE - The act of acquiring title to property which has an existing mortgage on it and agreeing to be personally liable for the terms and conditions of the mortgage, including payments.

ATTACHMENT - The legal process of seizing the real or personal property of a defendant in a lawsuit, by levy or judicial order, and holding it in the custody of the courts as security for satisfaction of the judgment which the plaintiff may recover in any action upon a contract, express or implied.

ATTORNEY-IN-FACT - One who is authorized by another to act in his place under a power of attorney.
